"I have the floor plan, the station distance, and the rent. But writing an engaging listing description for the portal site always takes so much time..."

In real estate, creating property listings for web portals is a frequent task. Translating raw, dry specifications (like "2LDK, 10 min walk, 1995 build") into an appealing lifestyle story that attracts inquiries can be difficult work. When managing multiple properties, this process alone can take up a significant amount of time.

AI can help carry the heavy lifting of this creative drafting.

From Spec Sheets to Lifestyle Benefits

The process I use is very simple. I gather the raw facts—the floor plan details, the neighborhood vibe, and the basic specs—and hand them to the AI as bullet points.

"Draft an engaging property listing description based on these facts. Highlight the lifestyle benefits for a young couple." - 2LDK, 55sqm, built in 1995 but fully renovated. - 10-minute walk from the station. - Quiet residential area, near a large supermarket and a park. - South-facing, great sunlight in the living room.

With just this input, an AI (like Claude or ChatGPT) can quickly generate a draft that focuses on the lifestyle rather than just the specs. Instead of just stating "South-facing," it might draft, "Enjoy bright, sunlit mornings in your spacious living room." It turns raw data into an appealing narrative.

Regulated Sector: The Licensed Agent's Responsibility

However, property advertising is a strictly regulated sector. This is where a critical rule applies.

There must be no exaggerated or misleading claims. Every word in the copy must be factual and verifiable. The AI's draft is just a starting point.

The licensed agent is solely responsible for the accuracy and compliance of the listing.

My Personal Rule: AI Drafts, Human Verifies

Because of these strict regulations, I always follow this core principle:

"AI drafts, Human verifies."

I never simply copy, paste, and publish the AI's text. I always read it through to ensure it complies with advertising rules and matches the actual reality of the property. AI does not replace staff. It is simply a tool to generate that first draft, breaking the writer's block.

Along with this, I follow another strict rule: "Never input personal information, owner details, or confidential data into the AI." I make sure to anonymize data, check the AI's data-use settings, and confirm my own privacy policy before using it.

By using an AI that costs about ~$20 a month (varies by tax/plan as of June 2026), it can feel like having a creative assistant draft your initial copy.

In summary, AI is an excellent tool for drafting real estate copy from dry specs, saving time and mental energy. But the human professional must always verify the facts and ensure compliance. I let AI handle the blank page, and I use my saved time and energy to verify the details and assist clients.
